89-acre logistics complex proposed off SR 85 in Buckeye

A Chicago-based logistics real estate company wants to develop more than 1.5 million square feet of industrial space just 10 minutes from Buckeye’s historic district.

Logistics Property Company submitted a pre-application to the City of Buckeye for the proposed “10 Eighty-Five Logistics” project, on approximately 89 acres at the northeast corner of State Route 85 and Broadway Road. The two buildings included in the plan range in size from 539,000 to a whopping 970,000 square feet, according to filings.

The two parcels in the project site, which are currently zoned Rural-43 in unincorporated Maricopa County, are used for agriculture but would be annexed into the city as a Planned Area Development with industrial zoning, according to the application. The land is owned by Power OZ 261, which reviewed the application in June.

Ware Malcomb is listed as the project architect. Plans call for the buildings to be constructed of concrete tilt-wall panels up to 60 feet high and would be used for warehouse, distribution or manufacturing, with potential for support offices. The development would connect to Buckeye’s water and sanitary systems via the Farallon Water Campus and would utilize underground stormwater detention and drywells.

According to the application, site access would come from Broadway Road and 226th Avenue, with separate internal circulation to reduce conflicts between truck and vehicle traffic. The developer anticipates minimal impacts on surrounding schools, city services and traffic, although off-site road improvements may be required.

Logistics Property Company said the project is expected to attract major businesses to Buckeye and create new employment opportunities.

“We are excited to present this project to the City of Buckeye,” the company stated in its narrative. “We value your input and look forward to working with you to help build this dream into reality.”

The proposal is consistent with the city’s Employment Land Use District and General Plan, according to the application.
