Gallery: ‘Dusty Boots Tour’ offers first look at Teravalis community in Buckeye

With construction dust underfoot and fresh espresso in hand, visitors got a behind-the-scenes glimpse of the rising Teravalis master-planned community during a “Dusty Boots Tour” today.

The event took place at Manzanita at Teravalis, located at 12470 N. 304th Drive, about six miles north of Tartesso along Sun Valley Parkway. The early preview welcomed prospective buyers, local stakeholders, and curious neighbors to explore model homes, amenities, and the future vision of a project expected to redefine growth in northern Buckeye.

“You’re basically standing where the first seven parks will go,” said a Century Communities representative leading the tour. “These two will be done by September, with the rest finished by the end of the year.”

A centerpiece of the site will be a resort-style amenity hub, featuring a pickleball pavilion, fitness center, and pool complex, which will anchor the first phase of a desert-meets-modern development.

Guests were welcomed with complimentary donuts and craft espresso from Caffio Espresso Bar, served from a retro-styled mobile cart parked under a purple canopy from Century Communities. In the distance, new homes were rising fast, with hard-hatted crews shaping streets and sidewalks beneath the mountain views. A temporary sign warned construction workers of safety protocols, a fitting reminder of the ongoing work that gave the tour its gritty “dusty boots” nickname.

Attendees strolled through single- and two-story homes ranging from 1,445 to 2,234 square feet, with neutral-toned interiors, wide-open kitchens, and shaded backyard patios. Interiors featured cozy gathering areas, modern finishes, and flexible spaces for families or remote workers. Outside, xeriscaped front yards and shaded pergolas hinted at the community’s sustainable and resort-style design language. Marketing materials featured five available floor plans with resort-style amenities and planned walkable green spaces throughout.

Built by Century Communities, Manzanita at Teravalis is part of the larger Teravalis master plan by the Howard Hughes Corporation, which envisions more than 100,000 homes across 37,000 acres over several decades. The community will eventually offer more than 30 miles of trails and open space, multiple neighborhood parks, a dog park, a water playground, and indoor-outdoor event spaces. One sign at the tour summed up the pitch: “A Home for Every Dream.”

Though construction is still underway, the “Dusty Boots Tour” offered a rare early glimpse into the vision behind Teravalis.

Prospective buyers might be interested in the shady water availability situation there… That first phase was the only part of teravalis given the go ahead because it was already underway the rest was STOPPED because there isn’t enough water out there.. I have documented proof of all this and then some regarding corruption within the AZDWR and HHC.. 5 years worth of water reports and dates water studies were finalized and results known but ignored or put on hold and not released until AFTER HHC was given the go ahead to break ground
