Developer proposes 263-unit Cabana Verrado apartments as part of The Landing project

A developer has submitted a pre-application to the city of Buckeye for a new 263-unit apartment community in the Verrado area.

The project, called Cabana Verrado Multifamily, is planned on nearly 30 acres northeast of Verrado Way and Van Buren Street, according to city documents. Site plans show three multifamily parcels ranging from 7 to almost 14 acres, along with a small commercial site. The location is just south of the new Buckeye Commons retail complex.

City staff outlined several design requests, including pushing buildings closer to the edges of the property to create a more urban feel, adding shaded bicycle parking, and ensuring pedestrian gates connect to surrounding sidewalks and trails.

The proposal falls under Buckeye’s Planned Area Development zoning, which allows for alternative development standards in activity centers. Current standards for the site include a maximum building height of 65 feet, setbacks of 5 to 20 feet depending on location, and a minimum landscaping coverage of 15 percent.

The project is part of a larger master-planned urban area known as The Landing, which is designed to bring a mix of housing, retail, and community spaces to the fast-growing corridor around Verrado Way and Interstate 10.

Next steps for the developer include a minor subdivision review and a site plan review by the city’s Planning and Zoning Commission, which is required for projects with buildings larger than 75,000 square feet or outdoor storage over 150,000 square feet.

If approved, Cabana Verrado would add to Buckeye’s growing stock of multifamily housing, which city officials say is needed to meet demand in one of the fastest-growing communities in the country.

Greenlight Communities is leading the project with architectural design by Worksbureau, civil engineering by Jett Civil Engineering, and legal representation from Gilbert Billie PLLC. The property is owned by Buckeye Union High School District 201.

    1. The apartments would be located on Verrado Way & Van Buren St which are not actually in Verrado. I believe the proposed location seems logical as it’s near the freeway and close to the new shopping centers being built next to Costco.

THEY ACTUALLY DO NEED MORE APARTMENT COMPLEXES LIKE THIS IN BUCKEYE I DONT UNDERSTAND WHAT THE ISSUE IS, SOME FOLKS CAN NOT AFFORD TO RENT A HOME LET ALONE PURCHASE ONE AT THE MOMENT AND WHATS THE ISSUE WITH IT BEING IN VERRADO, VERRADO IS A NICE AREA TO RAISE A FAMILY IN SO I DO PRAY IT GETS APPROVED.

  2. I’m ok with apartments & multifamily units. What I’m NOT ok with is the developments going forward prior to road expansion to handle the traffic. Traffic is terrible already, and if they wait to widen roads until after the development then it just means many years of terrible terrible traffic.
    If the city plan county plan or state plan doesn’t include the widening and or improvement of the roads then the developer should have to wait to build until those roads are completed. If the developer wants to pay to upgrade the roads completely, then they can speed the process up. Perhaps the city county or state could make a deal to pay back some of that road costs after collecting taxes from the new builds after a few years.
