A pre-application narrative and site plan submitted to the city of Buckeye shows the intent to add a 24-hour Circle K south of Verrado.
The application submitted by Mesa-based firm Kimley-Horn calls for constructing a 5200-square-foot retail building on the southeast corner of Verrado Way and Yuma Road. The store would be accompanied with a 4,600-square-foot canopy providing 7 fuel pumps.
It also calls for an adjacent 5000-square-foot building to house a Clean Freak car wash.
Circle K has three Buckeye locations, with a fourth coming soon on MC 85 and Monroe Road, according to its website.
The company recently lost an Arizona Supreme Court decision after the high court ruled to overturn an appeals court ruling siding with Circle K.
The case stems from a patron, Roxanne Perez, tripping over an allegedly unseen case of water at the end of an aisle. Circle K argued it was not their duty to safeguard patrons from open and obvious risks.
The high court disagreed, earmarking the case for a trial in lower courts.
ASU's study notably references one Circle K that displayed beer on the floor by the door, constructed poor lines of sight and only had one employee present.
Pebble Creek residents in Goodyear objected to a 2023 application for a Circle K truck stop immediately adjacent to their recreational area. Residents voiced concerns about transients and truckers entering or parking in their neighborhood areas.
The applicant later pulled the plans after strong objections to the project during city council and neighborhood meetings.
