Rezoning approved for ‘Buckeye 83’ business park

Buckeye City Council members this week approved the rezoning request for roughly 85 acres at the southeast corner of Interstate 10 and State Route 85.

The project, known as “Buckeye 83,” will convert vacant land just west of – and adjacent to the West Park subdivision – from residential zoning to Business Park, paving the way for a multi-building employment center that could include light industrial, office and commercial uses.

Developer VWP Buckeye Owner LLC, represented by Wendy Riddell of Berry Riddell LLC, agreed with requests from members of the Buckeye City Council to design the development to minimize impacts on nearby neighborhoods in the West Park area.

Buffers between the project and homes are expected to range from about 166 feet to 400 feet and include enhanced landscaping and screening.

Council members raised concerns about noise and truck activity, particularly loading docks facing residential areas. In response, the developer agreed to additional stipulations requiring truck loading zones to be oriented away from homes and screened with masonry walls and landscaping.

The council ultimately approved the rezoning with amended conditions.
