Northwood, Westpark may neighbor a 1.7 million-square-foot warehouse lot

Approximately 1.7 million square feet of warehouse, industrial and office is being pitched for construction by Texas-based Caracaca Capital and Tempe-based Okland Capital across seven speculative buildings, according to preapplication paperwork obtained from the city.

Located at the southwest corner of Rooks Road and Broadway Road and surrounded by heavy agriculture, the proposed site would contain 119 acres.

The application site is a half mile south of Westpark and a half mile west of Northwood.

Hayden Estates, a slated community coming to the immediate west of Northwood, would be adjacent to the development. The incoming development plans to build 500 single-family homes, according to a Facebook comment by Councilman Curtis Beard.

"New development happening on Broadway Road just west of Miller Road. Phase 1 is 127 single-family homes," he posted in January. "Larger lots will but up against Northwood Park Estates to create a flow from the larger lots to smaller lots."

The occupants of the buildings aren’t listed, but they expect to have a water and sewage demand of 239,000 gallons of water per day. Peak demand would reach nearly 700,000 gallons per day.

The demand is less than the current agricultural footprint, according to the project narrative.

Currently, the site is surrounded by alfalfa, which is primarily used to feed dairy cows but also attracts a broad range of birds as an inviting habitat.

The site sits near Heiden Land & Cattle and a few isolated ranch homes.
