The groundbreaking of the $275 million Verrado Marketplace took place just yesterday, November 20, 2024, but reactions are already pouring in on InBuckeye’s social media channels — with reviews proving to be a mixed bag.
Set to open in Spring 2026, Verrado Marketplace is a 500,000-square-foot commercial development in Buckeye designed as a community hub. It will feature major retailers like Target, Safeway, HomeGoods, and Zara, as well as dining options including Shake Shack, BJ’s, and Salt. Unique amenities such as a half-acre central lawn for events, outdoor seating, fireplaces, and a "sip-and-stroll" program are planned, mirroring similar projects like Tempe Marketplace and Desert Ridge Marketplace, all developed by Phoenix-based real estate firm Vestar. The project is expected to create 1,700 permanent jobs, generate $50 million in tax revenue over the next decade, and bring upscale shopping, dining, and entertainment options closer to home for Buckeye residents.
So, what are Buckeyeans saying?
"Staying in town to shop, eat, and go out is not only convenient but also keeps the tax dollars in our community. Win-win!" commented Joe De Roche on Facebook.
Adrian Dominguez added, "Wow, congrats. The town needs an IKEA and a Walmart now."
Jennifer Wright wrote, "We're excited for it and happy we won't have to drive far to go to most of these places anymore. The movie theater will be a great addition."
While many residents appreciate not having to travel to neighboring cities like Goodyear for dining or entertainment, others are less enthused.
"Boring! Really?! Target, ANOTHER grocery store, and a movie theater? Wow! Basic, basic, basic," wrote Carol Carter.
Concerns about worsening traffic also surfaced, though the recent approval of two ballot measures providing funding for transportation and infrastructure may help alleviate these issues.
Some residents remain unsatisfied with the retail lineup, hoping for stores like Trader Joe’s or dining options such as In-N-Out. However, one feature that sparked widespread interest is the new Harkins Backlot, combining a movie theater with bowling lanes, a video game arcade, and a sports bar with jumbo screens. This will be its second location, following the Shops at Norterra debut in March 2025.
